Dholera Connectivity: Built, Surveyed, or Still on Paper
The expressway is open and you can drive it. The airport has had one trial landing. The rail link is at survey stage. A sober audit of every connectivity claim made about Dholera.

Connectivity is the load-bearing argument for Dholera. A planned city two hours from anywhere is a difficult sell; a planned city forty-five minutes from Ahmedabad with an airport on site is a different proposition entirely.
Which makes it worth auditing each connectivity claim separately, because they are at wildly different stages and marketing material routinely presents them as one package.
Road: built, open, verifiable
Status: verified.
The Ahmedabad–Dholera Expressway is a 109 km access-controlled road, opened for public testing in February 2026 and formally inaugurated on 31 March 2026 at a reported cost of over ₹5,100 crore. Travel time between Ahmedabad and Dholera is consistently reported at around 45 minutes, down from roughly two hours on the old route.
This is the most settled fact in the entire Dholera story. You can rent a car in Ahmedabad and drive it this afternoon — and if you are seriously evaluating an investment here, you should.
What it means: the single biggest practical objection to Dholera is resolved. Connectivity is the precondition for everything else — the airport, industrial logistics, and any future residential demand all depend on the region being reachable.
What it does not mean: an expressway removes a barrier. It does not create end-user demand for residential plots. Plenty of well-connected places have flat land markets.
Air: one trial landing, not an airport
Status: partly verified, mostly target.
Dholera International Airport’s Phase 1 comprises a runway of about 3,200 metres on a site of roughly 1,426 hectares near Navagam, around 20 km from the Activation Area.
Verified: in June 2026, an Airports Authority of India aircraft completed the first trial landing. This is a real, observable milestone reported across multiple independent outlets — the runway is physically usable.
Reported: construction progress in the 80% range through mid-2026.
Target: cargo operations first, with passenger operations targeted around end-2026 and operational dates variously quoted from October 2026 onward. These are intentions. Greenfield airport timelines slip routinely, worldwide, and there is no reason to expect an exception here.
The distinction matters commercially: land value linked to an airport depends on the airport operating, not existing. A runway with no traffic generates no logistics demand, which is directly relevant to the TP4 thesis.

Rail: surveys, not track
Status: reported, early stage.
Two rail propositions circulate, and they are frequently conflated.
Bhavnagar–Dholera broad gauge. A roughly 65 km line connecting Bhavnagar to Dholera SIR. A Final Location Survey was reported under way in early 2026, with completion targets running toward the end of the decade.
A Final Location Survey is an early planning step. Several years and several approvals sit between a survey and track, and Indian rail projects at this stage have a wide distribution of outcomes.
Ahmedabad–Dholera rapid transit. A roughly 108 km corridor with a reported outlay in the ₹20,000 crore range was reported as approved in mid-2026.
Approval is the start of a multi-year build. Any service date attached to this today is speculation, and material claiming a metro will be running by a specific near-term year should be treated accordingly.

Freight: the strategic layer
The Dedicated Freight Corridor is a national rail project built specifically for freight, separating it from passenger traffic to improve industrial logistics.
Proximity to a DFC node is a genuine locational advantage for a region positioning itself as a manufacturing and logistics hub — it directly affects how efficiently goods move. It is also part of the DMIC framework that gives Dholera its strategic rationale in the first place, covered on our DMIC & DFC page.
This layer is about industrial viability rather than passenger convenience, and it is the reason Dholera was chosen at all.
Water and power: the unglamorous prerequisites
Two things that never appear in a brochure but determine whether industry can actually operate.
Water is reported to come via a dedicated Narmada pipeline with treatment plants in the Activation Area — genuinely important in a water-stressed region, and a hard constraint on both fabs and data centres.
Power has seen utility-scale solar commissioned in the area, alongside grid infrastructure. Fabs and data centres are power-hungry and outage-intolerant; generation coming online ahead of industrial demand is the correct build order and a leading indicator worth tracking. See who is investing.

What to do with this
When you are shown a connectivity slide, take each line and ask which column it belongs in. One item on that list is something you can personally verify by driving it. Everything else sits somewhere between “announced” and “surveyed,” and the honest version of the Dholera case says so.
That is not a reason to dismiss the region — a decade of infrastructure did in fact arrive, and 2026 was the year several things stopped being announcements. It is a reason to underwrite the timeline you can verify rather than the one in the brochure.
