Glossary of Dholera investment terms
The vocabulary that shows up constantly in Dholera discussions, explained plainly. Bookmark this if you're new to the terminology.
- SIR (Special Investment Region)
- A large-scale, government-designated region for integrated industrial and urban development under Gujarat's SIR Act, planned and developed by a dedicated authority rather than through piecemeal private development.
- DA / DSIRDA (Dholera Special Investment Region Development Authority)
- The government development authority responsible for planning, approving, and implementing infrastructure and land allotment within Dholera SIR. "DA-approved" specifically means land recognized within DSIRDA's finalized planning framework.
- TP Scheme (Town Planning Scheme)
- A structured process where individual landowners' plots within a designated area are pooled, reconfigured according to the master plan, and reallotted back with a portion reserved for roads and public infrastructure. Each TP scheme has its own approval and implementation timeline.
- F.P. Number (Final Plot Number)
- The unique identifier assigned to a specific plot once a TP scheme is finalized, used to verify a plot's exact standing and boundaries within that scheme.
- FSI (Floor Space Index)
- The ratio of a building's total floor area to plot size, which determines how much can legally be built on a given plot. Permitted FSI varies by zone and land-use category — confirm current figures with DSIRDA or a qualified architect rather than treating any number you see online as fixed.
- NA Land (Non-Agricultural Land)
- Land officially converted from agricultural to non-agricultural use, a prerequisite for most residential or commercial construction. Buying agricultural land without this conversion carries real legal risk.
- RERA (Real Estate Regulatory Authority)
- A regulatory body under India's Real Estate (Regulation and Development) Act, 2016, intended to bring transparency and accountability to real estate transactions. Always confirm whether a specific project is RERA-registered rather than relying on a developer's own claim.
- Jantri
- Gujarat government's officially published land valuation rate, used as a baseline reference for stamp duty and registration. It is not the same as the market or resale price, which can differ significantly.
- GIDB (Gujarat Infrastructure Development Board)
- The Gujarat state body responsible for planning and coordinating large infrastructure projects across the state, including facilitating investment regions like Dholera SIR. It operates at a policy/coordination level above the day-to-day, on-the-ground work done by DSIRDA.
- RDA (Regional/Roadways Development Authority context)
- A term you'll see referenced alongside Dholera's regional planning and roadway/regional-development coordination. If a specific document or advisor cites "RDA" in a Dholera context, ask them to specify exactly which authority they mean — the acronym is used inconsistently across sources, which is itself a good reason to verify rather than assume.
